Application Process

Perspective tenants will need to submit an application.  Credit and background screenings are conducted on all adult applicants.


The entire process is as easy as 1, 2, 3.


  1. Fill out the application via a secure website.  Applications are usually processed within 24-48 hours.  Before an application can be processed, we require a $20 screening fee and a copy of driver's license or government ID.
  2. Once your application is approved, submit the required deposit and fees to our office to secure the home.
  3. Sign the lease, submit the prorated rent for your first month and when the day for your move arrives, pick up the keys to your new home!

Standards for Rental Applications

CREDIT HISTORY:  No outstanding collections or judgements; all collections and/or judgements should be paid in full.  Having no credit history is not a disqualifier.


EVICTION & SKIP HISTORY:  No evictions for cause or skip history within the last two years.


CRIMINAL HISTORY:  No convictions in the last seven years for felony crimes; including but not limited to distribution or manufacture of drugs, aggravated battery, robbery, burglary, rape, murder, or any felony crime against a child.


INCOME:  The combined gross income of all persons intending to reside in the rental must be two and one half ( 2 ½ ) times the rental rate per month.  We are not currently accepting housing assistance.


RENTAL HISTORY:  Reports obtained from previous landlords must be positive.  Negative reports regarding timeliness of rent, condition of property, outstanding balance, proper notice to vacate, or other lease agreement breaches will be grounds for denial of your application.


SMOKING DISCLAIMER:  All our rentals are non-smoking.  If a tenant smokes inside the home, he/she shall be charged for a full and complete paint job of the all smoke damaged walls and ceilings. Carpet shall also be shampooed, and if necessary replaced.  Smoking tenant(s) shall be responsible for all expenses incurred by Desert Peaks Properties for the aforementioned repairs.
